The Free Money Advice Service has been setup by the government to provide impartial advice on most financial matters but is particularly good on Equity Release.

Equity Release is a minefield but a necessary minefield! Get it right and older people can raise money on their property - potentially allowing them to afford to stay in their homes for the rest of their lives. Get it wrong and they can accumulate an enormous debt and effectively disinherit their children as the finance company claims their home in order to repay the accumulated loan when they die. The link below may help you decide whether this might be a useful route to go down. However just as importantly consider using a financial adviser.
This is a simple AgeUK Equity Release calculator which will help you find out how much an equity release loan would allow you to raise on your house.

TSB Bank

163 St John's Rd, Edinburgh EH12 7SD, UK – 0131 517 9995

It’s almost impossible to speak to someone in TSB branches as they usually don’t pick up the phone. It’s ok when you go into the branch but not everything can be sorted without making an appointment first so it’s a vicious circle. The only alternative is to schedule via their HQ call centre.

I find the staff pleasant, helpful,and diligent,hopefully it's not the next in line for the chop!(Beware the creepy traffic warden) - - - - - 168

Bank of Scotland

43 Comely Bank, Edinburgh EH4 1AF, UK – 0131 456 8501

Nice, clean branch with good amenities offering a dedicated business desk and various financial services. Usually lots of staff and minimal queues. Staff are helpful and numerous. Sadly the parents of the local school fill the car park up terribly at peak times.

Popped in for some information about a loan and Debra was very helpful explaining in details everything I waned to know

Bank of Scotland

564 Queensferry Rd, Edinburgh EH4 6AT, UK – 0131 456 3501

Bit of irony that people are on here writing reviews to complain that it's never open. In less time they could have found out the opening times, online, and planned around it. It's not complicated, is it?! Yes, it is annoying that small branches like this are only open part time, that's just the way things are going with all banks as more and more is done online. And yes I've been frustrated too when I check and find out they are closed on the very day that would be most convenient to go. But I now double check online and plan ahead. Any time I've been in over the last 5 years (even before they went part time) they have always been very quiet and queue free. I've been dealt with quickly and for the most part pleasantly (there was one very young guy recently who was a bit disinterested). If there's so much demand for them - hence why people are complaining they shouldn't be closed so often - why is always so quiet on the days they ARE open? BUnch of moaners, you'd be the first to complain if interest rates went down even further and account costs went up to fund the cost of keeping their under used branches open!!

rarely ever open. though staff are very helpful when they are

Mortgage Brokers

First Mortgage

St John's Rd, Edinburgh EH12 8AZ, UK – 0131 334 9341

Would highly recommend first mortgage they made the process so much easier for us as we didn't have a clue where to begin. Bobbie went over and beyond for us with making sure we fully understood everything and explaining the different options. She was very efficient at getting back to us even if she was on day off. Can't thank her enough for making the process stress free & helping us out. Ewelina the case manager also kept us up to date at each step so we fully appreciate that as well. Great service all round!

Highly recommend using First Mortgage, especially if you are as clueless on the process as I was! Bobbie was extremely helpful from start to finish explaining all of my options clearly, and when required she offered an unbiased professional opinion on what was most suitable for my needs. She was also very friendly and was able to make the process very easy for me. Many thanks! Another big thanks to Kieran who was my case manager, providing detailed updates as to the progress with my application. He was very friendly and professional throughout. The whole process seemed very effortless, and went without any issues and I think this is down to the hard work of Bobbie and Kieran. Bravo!

Absolutely amazing service from start to finish, Mark Dyason and his team should be the only mortgage team you use. I highly recommend this service.

Amazing man, friendly, knowledgable and works miracles

Mortgage Brokers - Key Questions

How much do mortgage brokers charge?
Typically, a broker will actually be paid around 0.35% of the mortgage loan as commission from your the lender. So, for every £100,000 borrowed, they would receive £700 in commission - if they are on commission. Many will therefore not charge for their advise if they are. However they maybe tied to specific companies and so may not be able to offer the best deal. Start with your bank. They will know you personally and financially - hopefully! They will tell you about their mortgages and you can use them as a base line to compare products found by mortgage brokers around Edinburgh.

Is it better to get mortgage from bank or broker?
This question will be answered by this initial mortgage research. You may hit it lucky and find that your bank can give you the best deal - but do check with a mortgage broker first.

How do I find a good mortgage broker?
Don't write off the financial comparison websites. Moneysupermarket is full of good advise on how to find mortgage brokers and may even be able to point you around Gorgie that they particularly recommend - although will be on commission themselves! Click the link below to go the the right part of Moneysupermarket.

Are mortgage brokers worth it?
Probably yes and we are not on commission! You are free to the these ones a ring - it could really worth it.
